How annual hotel apartment contracts work in Dubai, what's typically locked in, and how they differ from a residential tenancy.
Committing to a full year on a hotel apartment in Dubai gets you the best available rate per month, without the Ejari registration or agency fees that come with a standard residential tenancy.
A yearly agreement typically fixes the monthly rate for the full 12 months, along with what's included — utilities, Wi-Fi and housekeeping frequency. Get these specifics in writing before paying a deposit.
Unlike a residential lease's 1–4 cheque structure, yearly hotel apartment rent is usually billed monthly, which spreads cost more evenly and avoids needing a UAE bank account set up for post-dated cheques.
A yearly hotel apartment stay doesn't require Ejari registration, which simplifies the paperwork considerably — useful for new arrivals who haven't yet set up the documentation a standard tenancy contract requires.
Because there's no fixed-term lease in the legal sense, exit terms depend entirely on what's agreed with the host. Confirm notice periods and any early-exit conditions before committing to a full year.
