Terms of Service

MyApartmentBooking (“we”, “us”, or “our”) is an online marketplace that connects property owners and managers (“Hosts”) with prospective long-term tenants (“Guests”) across the United Arab Emirates. By accessing or using our platform — including the website at myapartmentbooking.com and any associated mobile applications — you agree to be bound by these Terms of Service (“Terms”).

If you do not agree to these Terms, please do not use the platform.

You must be at least 18 years old and capable of entering into a legally binding contract to use our services. By registering an account, you represent and warrant that you meet these requirements.

• You are responsible for maintaining the confidentiality of your account credentials.
• You must provide accurate and complete information during registration.
• You must notify us immediately of any unauthorised use of your account.
• We reserve the right to suspend or terminate accounts that violate these Terms.

• Hosts must hold all necessary permits and licences to rent their property under UAE law.
• Listing information must be accurate, current, and not misleading.
• Hosts are solely responsible for the accuracy of pricing, availability, and property details.
• Hosts must not discriminate against Guests in a manner prohibited by applicable law.
• Hosts are required to respond to booking requests within 48 hours. Failure to do so may result in automatic expiry of the request.

• Guests must use listed properties only for lawful residential purposes.
• Guests are responsible for any damage caused during a tenancy.
• Guests must not sub-let or assign any tenancy without the Host's written consent.
• Providing false information in booking requests or reviews may result in immediate account termination.

MyApartmentBooking facilitates connections between Hosts and Guests. We are not a party to the tenancy agreement, which is entered into directly between the Host and Guest.

• A booking is confirmed only when the Host explicitly accepts the request.
• A platform service fee (commission) is charged to the Host on confirmed bookings at the rate displayed at the time of confirmation.
• Payment processing is handled by third-party payment providers. We are not responsible for payment failures caused by third-party systems.

Please refer to our Refund Policy for full details on cancellations and refunds. MyApartmentBooking does not guarantee refunds on behalf of Hosts.

You must not:

• Post false, misleading, or fraudulent listings or reviews.
• Use the platform to conduct illegal activities.
• Harass, threaten, or abuse other users.
• Circumvent the platform to conduct transactions outside of it to avoid fees.
• Scrape, crawl, or systematically extract data from the platform.
• Upload content that infringes third-party intellectual property rights.

All content on the platform — including text, graphics, logos, and software — is owned by or licensed to MyApartmentBooking. You may not reproduce or distribute any part of the platform without our prior written consent.

By submitting content (such as listing photos or reviews), you grant MyApartmentBooking a non-exclusive, royalty-free, worldwide licence to use, display, and distribute that content on the platform.

To the maximum extent permitted by UAE law, MyApartmentBooking shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the platform, including but not limited to loss of profits, data, or goodwill.

Our total liability to you for any claim arising from these Terms shall not exceed the fees paid by you to us in the six months preceding the claim.

You agree to indemnify and hold harmless MyApartmentBooking and its officers, directors, employees, and agents from any claims, damages, or expenses (including legal fees) arising from your use of the platform or violation of these Terms.

These Terms are governed by the laws of the United Arab Emirates. Any disputes shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.

We may update these Terms from time to time. We will notify registered users of material changes by email or in-platform notification. Continued use of the platform after changes take effect constitutes acceptance of the revised Terms.
