How Property Owners Can Increase Occupancy With Long-Stay Guests

Reduce vacancy periods, optimize pricing, professional photos, verified listings, and direct guest communication strategies for property owners.

If you own furnished apartments or serviced apartments, you’ve likely experienced vacancy gaps between short-term guests. Targeting long stay guests is a smart strategy to increase occupancy and stabilize income.

Reduce vacancy periods

Short-term rentals (1–7 nights) leave many empty nights between bookings. Long-stay guests (30+ nights) fill your calendar continuously. Even if the nightly rate is slightly lower, the overall revenue per month can be higher because you eliminate vacant days.

Pricing strategies for monthly stays

Offer a 20–30% discount off the nightly rate for 30+ nights.
Create tiered discounts: 5% for 14 nights, 15% for 30 nights, 25% for 60+ nights.
Include utilities and Wi-Fi in the monthly price – guests love all-inclusive.

Professional photos = more bookings

Listings with high-quality, well-lit photos receive 3x more inquiries. Hire a professional real estate photographer. Show the kitchen, workspace, bedroom, and outdoor area. This builds trust and attracts long stay guests who are serious about comfort.

Verified listings build credibility

Platforms that verify properties (like MyApartmentBooking.com with its “Verified” badge) reduce guest anxiety. As a property owner, providing proof of ownership, insurance, and safety certifications will boost your conversion rate.

Direct guest communication

Unlike OTAs that hide guest contact info until after booking, direct platforms allow you to chat with potential guests before they reserve. You can answer questions about Wi-Fi speed, nearby schools, or parking – which is crucial for monthly stays.

Marketing tips for property owners

List on niche platforms – General short-term sites are crowded. Specialized monthly accommodation sites attract the right audience.
Write detailed descriptions – Mention “ideal for digital nomads,” “family-friendly,” or “corporate housing.”
Add flexible cancellation – Monthly guests appreciate a 7-day grace period.
Collect reviews – Positive reviews from long-stay guests are powerful social proof.

Case study
